Have the connections...Now what?????

Question

Good evening all...question. I have been able to form a healthy buyers list, which includes TWO major players, Blackstone Group, and American Homes 4 rent!! Great, Now What would be the fastest and best way to Locate non-mls properties for them, to assign contracts??? I am on a very small budget, I DO HAVE BANDIT SIGNS READY TO GO UP. Please help, as it took me awhile to get these leads..........Frank

Coolbeans :-) You and I are both reverse wholesalers. Glad to see more investors getting involved in this method.

Offer to work with other investors in your area by co-wholesale and splitting the profit. Bring your cash buyers to the table to purchase their properties. *Never disclose your cash buyers identity or they're as good as gone. Plenty of wholesalers that have inventory dead in the water not yielding any ROI. Reach out to them. Trust and believe they are more than a few on FB, BP etc!

Additionally craigslist, links on BP here, Zillow, trulia, fsbo... plenty of ways to find off-market properties. You're networking on BP so start a post on whatever the buyers criteria consist of. Lastly there are birddogs that you can get for very affordable rates.

FRANK DARIENZO I see that you're in Spring Hill, this is a great market in Florida. I had a $25k wholesale flip in Spring Hill earlier this year. If it wasn't so far away from me, I would be very active there.

Seeing as that you have a very small budget, I wouldn't be expecting to see very good results. Wholesaling is often sold as the poor mans way to get into real estate but the reality is that it takes a lot of planning and work. My average cost per acquiring a deal is $817 in marketing dollars. You can certainly make it work but it will probably take quite a bit of time so be prepared to be patient.

If you can't afford to send letters to potential sellers then I would suggest bandit signs, driving for dollars, for rent ads on craigslist/classifieds, car magnets, and word of mouth. I am sure there are additional ways to find deals but these are what work best for me.

Don't ruin your reputation with the buyers you have. Once you do have a deal, make sure it's an actual deal. Don't get desperate and try and make something into a deal that really isn't one. Experienced buyers know the difference and they'll write you off very quickly if you aren't sending them the right stuff.

Mike,I has taken quite a bit of reading the news, getting names, searching online, social media, calling and leaving messages. I think what is going on now-at least in my market is they are having trouble finding enough properties to purchase. This is why I think they are giving me the "time of day", to locate deals for them. Niomi, I will use your info, I always forget about landlords......

You can try calling your local for rent ads, see if the landlord wants out of the rental business and is willing to sell their house...
