Wholesaling is SIMPLE, don't complicate it.

I hear so many people getting caught up in wholesaling to retail buyers and trying to turn everything into a deal.

Keep it simple: Put a property under deposit on an assignable Realtor contract at ARV * 70% - Repairs - Wholesale_Fee with $500 down and assign the contract to a CASH BUYER for a fee.

The process is simple, doing it is a different matter. It's still hard work and there are other factors that must fall into place to be able to do wholesaling for a living, like your market, inventory, other investors willing to buy from you and don't forget your local regulations and how the process is viewed. :)
