Trying to value this property

I am trying to place a value on a property where the MLS listings nearby show no comps for this house.

A 4 family house with two 4 beds and 1 bath,and two 3 beds and 1 bath.Union county,New Jersey in a decent,small city.
Rent roll $5,500 per month.
No major repairs.good shape.Some section 8s.

Ideas?
