@Mallikarjun Reddy Pateel the first thing I had to learn is that wholesale deals are not found, they are created. You have to learn the market, your buyer's price point as well as how to negotiate.

If you are working with a homeowner make it more about why they want to sell and not the money. If you are working with an agent or property that is on the MLS, focus on quick closing times and a seamless process. Meaning, you can close all cash with no inspections or contingencies.
But most of all, learn your market. Learn how much properties are worth fixed up and about the area. Learn your buyers. What ratio do they purchase properties? When you have all that, looking for properties becomes way easier cause now you can target what you want.

@Mallikarjun Reddy Pateel I think it depends on if you want to spend money or time to get a deal. If you want to spend money you can get propstream or list source and pull a list of property owners, get batch leads or text magic or lead sherpa and text. Or get call tools and cold call. If you rather spend time you can contact the court house and get probate leads.

On propstream I don’t get the Phone numbers right? Only way is sending them post cards

Propstream allows you to skiptrace your lead in order to get the number.

@Mallikarjun Reddy Pateel You can "skip trace"= get the phone numbers from propstream. I use lead sherpa though. It has been giving me pretty accurate information so far. I also use lead sherpa to text ppl. I like that its unlimited text messaging.

Hey @Mallikarjun Reddy Pateel , Sherpa does a few things. You can skip trace (credit bureau level data for high accuracy), text at scale, call, list stacking (to determine who on your list are the most motivated) and direct mailing with postcards etc.

How does that work? Does it have property owners info such as pre foreclosures, vacant tired landlords or do i need to export from propstream?

You would export the property addresses from Propstream and then upload that into the skip trace side of the software. From there it will identify the names, mailing address, if they've moved recently, phone numbers, liens, foreclosure, vacant info etc. It will be 30 - 40 data points.
The interesting thing about landlords is that their property is typically under a LLC. LLCs, corporations and trust are usually where other skip tracing tools stop. We can skip trace those to tell you who owns them.
