Using Propstream to get pre-foreclosure list

Hi Everyone, 

I'm planning to do my first round of marketing to preforeclosures and try to get a wholesale contract. I've never done this before but was directed to Propstream.com to find such list. I have "preforeclosure" in my filter, but I thought I would be given the date of actual foreclosure. Is it just 120 days after the first letter of default? Also, propstream does provide "comparables" including cost per sq ft, if I filter to 0.5-1mile radius and sales within 1-6 months, is that an accurate enough ARV? It seems too simple. If you have a different list to recommend where I can get pre-foreclosure properties, please share if you are willing. I am in Chino, CA. TIA
