I made a post on Craigslist saying we buy houses etc. and I got in touch with a seller. He is giving me some listings..I'm trying to get my first wholesale assign or double close deal.. Was wondering if this may be potential. Especially with no funds or little to none.

And from the numbers received how do I determine my offer price?
Do I start by finding out the ARV? If so how? Only thing I know is ARV*70%-expense-fee = offer right?
Anyways how would you propose to offer and communicate with this guy
