How do I find $25-50K SFR properties in Tulsa, are at 65% of ARV less cost of repairs? Is it best to buy close to downtown areas? I figure they will be distressed or abandoned but how do I find them? I am frustrated in that after I find the owner of a vacant house they won't budge unless it's in the war zone areas. Where do I go for the deals? Do I pay a couple of thousand referral fees or what?
