How do close with an absentee owner in a double closing? Does the owner need to be present?

Brandon Turner & Shade Blackshear - I've closed several deals with out of town sellers.

Typically my title company will email the seller, or if the seller doesn't have an email they can FedEx the docs. The seller will then sign the docs where necessary. And have notarized, and then Fedex the originals back to the title company. It's pretty simple, the title company should coordinate everything.
