I just closed my first deal on a Triplex. Now I'm at a total stand still in my wholesale business because all the homes I've located are turnkey homes and my cash buyers aren't interested. Seems like every one wants fix and flip homes and I don't understand why. Does it cost less to purchase a distressed property, pay the cost and headache to rehab and then sell or rent it out? Personally if I had the capitol I'd rather purchase a property that's move in ready for a faster return on my investment. I'm new to wholesaling and I understand the concept of driving for dollars,  mailing out letters or post cards, spending tons of money on postage, or putting up bandit signs. But there has to be a better way to find deals. Preferably online. I look at craigslist, Zillow and such. But again it's almost all turnkey homes that no one wants. Does any one know of a good website to locate distressed property? Any advise would be welcome.
