Structuring Wholesale contracts

Hello BP world,

I have a few questions on the details of a wholesale contract. I am familiar with the basics of the wholesaling process.

Say for example you find a seller who wants to sell his property for 25k. Do I always have to buy that property to sell it for say 30k and make 5k as a wholesale fee? Are there clauses I can put in a contract to where I don't have to buy this house first?

My main question here is how to structure the deal along with the contract.

Any and all answers will be very helpful to me.
