New Wholesaler in Hampton Roads

Hey guys! So I’m looking to get started in wholesaling and believe i had a deal that just came to me. But i don’t know where to start. How should i build my buyers list being that I’m brand new? And how should i tell/ ask the seller would he be okay with me wholesaling this property. He had 5 duplexes he is wanting to sell due to retirement. He is currently not dealing with an agent and says he doesn’t want to. Not looking to get much out of this since it would be my first. Any insight would be appreciated.. thanks for reading!

I would take some classes with local wholesalers, and leverage their knowledge. @Shawn Bowen runs one called "Wholesaling Out of the Box"
