Insurance in LLC name or personal?

Question

The landlord policy I am about to pay for has the insured listed as my LLC as well as my own name. Doesn't this pierce the corporate veil by having my name on the policy? I'm inquiring if they can take that off. (Waiting for a call back from ins company to hear if its required).

We see both LLC name and owner of the LLC listed on insurance policies regularly. It is common since carriers want to be clear who it is that they are actually insuring - it is actually pretty hard to insure a property where the ownership is unclear.

With that said, I'm not a lawyer and can't comment about piercing the veil.

Thanks for the info. Deed is in the LLC and no mortgage currently, but when I refi eventually it will be in the LLC. I was just worried about having my name anywhere on there. Thanks again.@Ricardo R.

Here’s how it actually works: insurance companies often do list both you and your LLC, and it doesn’t automatically pierce the corporate veil. It’s mostly a coverage safeguard, not a legal ownership issue.

Basically, the policy needs to reflect who has an insurable interest in the property. If the deed or loan is still in your personal name (which is common even when the LLC “owns” it functionally), they include you to make sure there’s no gap in coverage. It’s less about liability and more about who gets paid if there’s a claim.

If the property and mortgage are fully under the LLC — meaning the LLC holds title and pays the note — then yes, ideally the LLC alone should be the named insured, and you can just be listed as a member or additional insured instead. That keeps your liability protection cleaner.

So you’re doing the right thing by calling to check. Just make sure they’re not removing you completely if you’re still personally tied to the loan — that could void a claim.
