Finding Insurance for an Older Building

I am currently looking to purchase an older 5 unit apartment built in 1950 and am running into issues getting insurance quotes. The traditional companies either are no longer insuring apartments or want invoice proof that roofs, plumbing and electrical wiring has been replaced in the past 30 years.  I believe it has but there is no paper copies of it. Has anyone else ran into this issue? I am concerned I will move forward and then in a year the insurance company will deny my coverage forcing me to make major upgrades or find more expensive independent insurance.

 This would relate to the policy not paying replacement cost for roofs (actual cash value only) over a certain age.  Typically 15 or 20 years old.
