Plumbing Upgrade or No Plumbing Upgrade

Evening. Last week I had a 4-pt inspection performed on one of our Pensacola properties - recently had the roof replaced and wanted to take advantage of the wind mitigation credits. However, the most recent inspection noted PEX plumbing (not in the original report - separate home inspectors). The PEX piping negates any insurance credits and needs to be replaced.

Replacing the PEX piping will cost $2500-$3000, BUT, this will lower my annual insurance premium from $1,110 to $560.  Property is currently occupied and this will cause a disruption to the tenant (who has been AWESOME to date).

Would you update the plumbing at the $2500-3000 cost?

Replied

This is a side note...

I just spent Saturday morning replumbing our entire house with PEX. It took a whopping 5 hours total (including 5 trips to the hardware store) and was super fun!  If anyone is reading this out there you may want to consider doing this yourself. (If allowable in your state)

It is super easy to do. I feel some times like I'm just playing with Legos.

The whole project cost me only $275 dollars. Course I already had the $75 dollar tool.  I think that is like $300 an hour savings! Not to mention you learn something new.

Just wanted to inspire some folks out there! Sorry to hijack.
