Problems finding Insurance

We bought a property and do not have the deed back yet. This has 2 small homes and a MH. The MH appears occupied. We are having the hardest time getting insurance . We have not been inside yet and do not know if we will be evicting this tenant. We are waiting to get the deed before we try to go in and communicate. Why is it so hard to get a policy on this MH? We do not know yet if we will be demolishing or renovating. We won't know until we can get in. Any suggestions on Insurance or an umbrella policy. Thanks!

I haven't insured a MH in the past but I would try  www.reiguard.com, they insure the rest of my portfolio. They focus on primarily investment or renovation properties.
