Unisured deed affadvit, cannot reach previous owner

I am selling my property to a buyer I marketed and found. We are using a title company to close. The previous deed where I bought the property was done without a title company. The warranty deed was signed and recorded by me. 

Now the title company wants an unisured deed affadvit. I cannot reach the previous owner I bought from. 

Would a different title company be able to close without this affadvit?
