My mother owns her house free and clear. The house is in both her and my father’s name which is her ex husband. She has been wanting to remove his name for a while but didn’t want to refinance. I want to bring up the quit claim deed idea to her but I want to know if it will void her existing homeowners insurance policy.
As long as her name was already on the title I see no problem with the insurance company cancelling insurance. If you quit claimed the property to another relative and removed your mother from the title then there would definitely be a problem. I have been quit claiming properties for more than 50 years to a few wives and never had problems with an insurance company.
I would be surprised if she was cancelled because of the name change. I would double check with the agent.
If the policy was in both names they may want to see proof that his name is no longer on the title. If your Mom's name is not listed first on the policy they may want something in writing from him requesting the change.
