Property management liability insurance

"Owner agrees to add Manager as an additional insured on Owner's Public Liability Insurance Policy and shall provide proof thereof to Manager upon request."

This is part of a contract agreement i found on Rocket Lawyer, i was wondering if this is required by law and if it benifits to the owner or the property manager, or both?
