Best insurance type for SFR

I'm trying to understand the best type of insurance for my rentals. They are typical SFR. My provider offers:

- Guaranteed Replacement costs

- Replacement costs 

- Functional Replacement costs

- Actual Cash Value

I believe Replacement Cost policies cover more than Cash Value.  But would love to hear what others think/use.
