Ohio overall offers all good options for different market types. You should still buy an owner occupant in your local market always though to use the low money down loans and interest write offs.

Columbus, Ohio is a great market to consider if you're looking for appreciation markets that still cash flow. I moved here from Florida after seeing the expansive growth in the Columbus market.

I'm not sure how the Pittsburg market is, and what type of market trend it's currently on, but I know Columbus and it's in a massive growth trend that isn't going to stop anytime soon.

There are multiple billion dollar companies dumping money into the city, such as Intel, Google, Honda, and Amazon. This is causing a huge influx of people moving here for jobs. And a lot of start-up companies are migrating to this city as well because of the OSU campus that has thousands of talented students graduating and looking for positions locally.

Everything that’s going on here in Columbus is attracting investors and other businesses from all over. A recent study showed that 80 people are moving to this city every single week, which will continue to increase housing demand.

I can't speak much about the Pittsburgh area, but I own multiple properties here in Columbus. They're in a Cclass neighborhood, and with my personal experience, I'm seeing cash flow between 8-12%, with strong growth potential

Similar to the guys that wrote above. I own investment properties in Columbus and Dayton. My knowledge is limited to the Ohio Market. I have seen a lot of growth here and am personally doubling down on my investment property purchases.

I just went into contract on 2 properties today that I am buying this month. Looking to add in a few more here in Columbus potentially for this month while the rates are lower.

I own/operate over 150 units in Pittsburgh and you can find every sort of real estate investment play here. Cash flow and also cash flow with appreciation. The housing stock is older so you have that to think about, but the entry point is generally low enough to get in and see how the market works for you.

In my experience as an agent single family houses tend to work better at first for OOS investors until they are established because there is less to worry about. Then once they have their team in place small multifamily tends to go more smoothly than if you jump right in and try to acquire a lot quickly right away.

That's fine. You can put 3% down still.

But Columbus is growing at a higher rate than Pittsburgh so I'd recommend here.
