Columbus Ohio Property Tax Underwriting

Hello fellow investors in Columbus Ohio area - 

How are you underwriting property taxes in Columbus right now given the triennial update in 2026 and sexennial reappraisal in 2030? 

I’m seeing a lot of deals where the auditor value is way below purchase price, and depending on whether I underwrite taxes at current value vs. proportionally increase the tax based on a value closer to purchase price, the deal swings from cash flowing to break-even or negative.

Do you guys assume partial reset, full reset, or something in between?

I'm trying to avoid being overly conservative but also not get burned later. Would love to hear you guys' thoughts about it. Thank you so much!
