Str deals and agents

Hi all, 

Give me tips for finding properties for str in the area and recommendations for agents. I've put in a couple offers which weren't accepted, but I'm finding most properties are not passing my numbers screen or have fallen out of contract multiple times. I am doing a lot of number crunching on the websites and wondering if I should be directing my energy to direct mailing or another form of sourcing deals.

I would skip the websites and go straight to direct mail targeting STR-friendly ZIP codes or areas near the lake and downtown, because that is where you will find motivated sellers before the deal hits the public market. From my experience, off-market is where STR deals in secondary Ohio markets actually pencil.
