Str deals and agents

Hi all, 

Give me tips for finding properties for str in the area and recommendations for agents. I've put in a couple offers which weren't accepted, but I'm finding most properties are not passing my numbers screen or have fallen out of contract multiple times. I am doing a lot of number crunching on the websites and wondering if I should be directing my energy to direct mailing or another form of sourcing deals.

Hi Teera, 

If most properties aren't passing your numbers, that may just be the reality of the market right now.

A lot of STR markets are really competitive, and by the time a property hits the MLS, plenty of investors have already looked at it. I'd keep watching listed properties, but I'd also spend some time looking for off-market opportunities and building relationships with local agents, investors, and property managers. It can be tough to source those off-market deals, especially if you don't have a ton of time.

I definitely wouldn't lower your standards just because you've been searching for a while. Better to wait for a deal that works than force one.
