Greetings does anybody know if Macon GA have any of these requirements

1) - mandatory lead certifications

2)  Some places do not allow you to be an out of state landlord

3) Trying to avoid places that have mandatory point of sales

4) Does anyone have a MAP of investing in Macon, Georgia areas to avoid etc.

I’ve looked at Macon (Bibb County) a few times, and here’s what I’d be researching before buying:

1. Lead CertificationsGeorgia does not have a statewide rental lead certification program like some northeastern states. However, if the property was built before 1978, federal law requires landlords to provide lead-based paint disclosures and the EPA pamphlet to tenants. That’s different from requiring a lead-safe certificate before renting.

2. Out-of-State Landlord RequirementsTo my knowledge, Georgia does not have a requirement similar to Ohio’s in-state agent registration requirement for landlords. Many investors self-manage from out of state or use local property managers. I’d still verify with a local real estate attorney or Bibb County officials before purchasing.

3. Point-of-Sale InspectionsI am not aware of any countywide point-of-sale inspection requirement in Macon-Bibb similar to what some Midwest municipalities require. That said, I’d confirm this with the local code enforcement office because city-specific rules can change.

4. Areas to Research CarefullyRather than relying solely on “good” and “bad” area maps, I’d look at:

• Crime maps
• School ratings
• Population trends
• Owner-occupancy rates
• Vacancy rates
• Median household income
• Rent-to-price ratio

Some investors focus on areas near major employers, hospitals, and universities because they often provide more stable tenant demand.
