Just wanted to take a second to introduce myself — my name is Kyle Shanley and I've been in the vacant land game for a few years now with deals closed in Ohio, Arkansas, and Arizona.
I'm relaunching my operation right now with a much more systemized approach — using AI-assisted tools for list building, pricing, and offer generation — and focusing specifically on rural Ohio counties where I've had the most success.
I genuinely love this niche. There's nothing quite like finding a motivated seller on a piece of land they haven't seen in 10 years, making a fair offer, and turning it into a win for everyone involved. It never gets old!
