Have cash looking to build portfolio

I'm new to out of state investing of doors. Looking for guidance of neighborhood with good tenant reputation, good cash flow, and strong markets. What areas are in demand and what areas are up and coming. Looking to buy 2-3 properties under $150k each of possible. What's the realistic price points?

    Hi Matthew - are you able to make a whole bunch of trips to Mobile and build a network?  If you can't, I think trying to invest purely remotely is spectacularly high risk.  That's what these folks found out.
