Who is overseeing your rehabs? Project managers?

I am referring to the CLE Ohio area but I am open to advice on how others do it in other markets-

Who oversees your rehabs when your out of state? Who do you trust to walk your properties? I read some places people use project managers and they get a flat fee from project but where do you find them?

You can hire licensed general contractor companies or even national contractors and they have project managers that can look over your project and make sure the deal is done in a timely manner. Just make sure your numbers work and you get the deal at an extremely good price.

From my experience doing deals in Cleveland, your property manager is your best bet for boots on the ground. A good PM will walk the property, hold the GC accountable, and flag issues before they blow up your budget. I also have a local assistant in Cleveland who walks properties for me and my clients, so building that kind of trusted relationship early is something I'd prioritize before you even close on your first deal there.
