Are rentals subject to MA estate tax

Hello fellow MA investors.

I'm purchasing a rental in MA and I live out of state. I want to leave the rental to a family member if something happens to me, but not via a will. I read that even if you put the property in a trust, it's still subject to an estate tax even if you avoid probate. But if you put it in an LLC, then it's not subject to estate tax because the LLC owns the property, not you. But then can you put the LLC in a trust to avoid probate? Does anyone know how that would work?
