Do You Need an Exit Strategy Before You Control the Deal?
One lesson I’ve learned in real estate is that you don’t always need to know the final exit strategy before getting a good deal under control.
Our main objective is often simple: get the deal into our ecosystem.
Once we control the property, we can dig deeper into the numbers and decide what makes the most sense:
* Fix and flip it
* Keep it as a long-term rental
* Operate it as a short-term rental
* Wholesale it
* Or find another exit entirely
We’ve acquired properties intending to flip them, only to realize we liked the asset too much and wanted to keep it.
We’ve also had the opposite happen: a property looked promising initially but became such a headache that selling it was clearly the better decision.
Our portfolio now includes long-term rentals, short-term rentals, Airbnb properties, fix-and-flips, and wholesale deals. The strategy isn’t always obvious on day one—and it doesn’t have to be.
Control the asset first. Then allow the property, the numbers, and the market to tell you what the best strategy is.
