Homework sheet for tenants after signing lease
I know that on one of the podcasts I heard @Brandon Turner mention giving his tenants a homework sheet or something of that nature.
For example it might have on it that they must have utilities on in their name before we give them keys. They will have five days to identify and take pictures of any issues they want to note as pre-existing. Etc.
Does anyone know if that is a thread somewhere out here already?
Also if I'm going to create one from scratch, what might be some good things to put on a form to hand the tenants at lease signing?

I do that.
I dont call it homework. I have an info sheet at lease signing, and another one at key hand over.
At lease signing, they have info on where to call for electric, water, gas, cable, phone, the amount of deposit they charge if any, activation method whether its online or require walk in and if they need a deed or landlord affidavit etc...and electric and water (for SFR) must be switched over for key hand over. I also give them a detailed 11"x17" floor plan with dimensions of each wall that they may need to plan out furniture placements, as well as locations of switched receptacles, cable outlets to plan where to put floor lamps, mount TVs etc...
At key handover I give them more detailed package including a list of appliance models and serial numbers, a detailed electrical panel schedule, city mosquito control number, garbage collection schedule for regular waste, recycle waste, yard waste and bulk trash, smoke alarm batteries, storage shed padlocks, location of the secret switch to opens the swinging bookshelf that reveals two more bedrooms.
