Using Agents to find distressed homes, or properties that aren't selling

Looking to start wholesaling in the Indianapolis area. I decided to solicit the help of a Realtor who may be able to find distressed properties for me or other properties that have been on the market a long time. 

Some say that you shouldn't touch a property that is listed with an agent, but if its not selling maybe I can find a investor and give the Realtor their commission....
