Horse before the cart? Or vice versa?

Hello all.

I'm looking for a bit of guidance as to how to proceed with my first purchase. Some things I read say you should get financing first, then see the realtor as they wouldn't take you seriously without financing in place. Other things I've read say to find a good realtor first and they'll point you towards financing. What's your experience?
