Deed Transfer List? Any Good? Where to get one?

I've heard somewhere, maybe here, that a deed transfer list might be a good list to target?

Anyone know why? If it's a good list, where does one get deed transfer list?

Any advice would help.

@Chris Martin , Chaz stated some very good reasons to target a Deed Transfer list. My goal is obviously to buy, fix, & flip.

Does anyone know how to acquire this list? I don't think ListSource has a Deed Transfer option.

Okay... but why? Are you selling services to people who have just bought a house/property? I guess this is the most common reason for getting a deed transfer list. New home owner... maybe you are trying to sell them consumer items?

Not too sure where you can get the list from. I've purchased a probate list before but i don't know about deed transfer.

I would think the list would be a good source because:

Not everyone wants a passed down property

Something could be wrong with the property, and they don't want to deal with it

They could live out of state and no one will be able to have eyes on

There are a ton of reasons why they might want to get rid of a property bro...
