My First Deal and I have Questions!

I have a property that I will be putting under contract today. The negotiation is the amount of property (which we both agree on), 15 day closing and buyer pays for title. Is that a reasonable common request (title)? How much does the title cost on a $36K deal?

I highly suggest you find a partner to work this deal with you. With no disrespect meant, it's clear you're not ready to take this on by yourself since you're looking for a 2 page guru contract form and you're unsure about your negotiation, acquisition or exit strategies and the processes involved.  

Partner with a local seasoned investor so you have a much higher probability of monetizing the deal (and insuring it's really a deal) rather than setting yourself up for some potential financial pain.
