$20mn fund looking for good Fix/Flip JV agreement.

Hi All!  We currently own ~$20mn in residential properties and we'd like to get in to lending in the fix/flip market via a joint venture structure (we provide most of the money, partner does the work and we split the profits).  We need some concrete legal document templates to start this process.  Of course we could pay a lawyer to draft something from scratch but its MUCH more efficient to give lawyer a basic template and then ask him/her to make modifications.

Does anyone have any examples that they could share?  Thank you in advance!

  seems like if your a 20 million dollar fund you would not be trolling on BP for free documents.. you would have your lawyers draft one up for maybe 1k.

seems like an odd place to ask for this...
