What can i legally do without a contract on a property.

Hi BP,

 If I talk to a seller / home owner and they are interested in selling or renting their property but at the time I am not sure or comfortable about putting it under contract (still new and learning) am I allowed to "shop" the potential deal to other investors for a finders fee and let them work out the final deal? I would come to an agreement with the buyer beforehand.  Give them info on it, not the actual address, and answer their questions. I am in Maryland. I guess this would be more of "advanced" birddogging ie. going beyond just finding the property but initial negotiations.
