Buying a property in a FLOOD ZONE

Can anyone give me some insight on what to expect when buying a property that is located in a flood zone. What extra expenses can I expect as far as insurance ect. Any hidden surprises, fees, or laws I will have to take care of. Please don't reply with "expect it to get flooded" :)
