Realtor that offers Property management Sevices??

Question

I'm in the market for an investment property and also in the market for a property manager.   Would it make sense to find a property management company that offered realtor services?  Or should I keep these services separate?  I seen several companies that offered realtor services in my area.

@Elliott Griffin I may be biased too, but I think my investor background helps me as an agent for finding other investor homes as well as for my property management business. Also, it's awesome when one of my investors wants to sell a home, and another wants to buy.  Sometimes, these don't even hit the MLS, and I'm able to sell them off market, already tenanted.

I might be a bit biased since that's exactly what I am, but if you can find a Realtor with background as a PM and a successful track record as an investor, you'll probably get great help finding the right properties. Again, that's basically my bundle of services -- Realtor, rehab, PM and consulting -- so I think finding someone with all those skills and knowledge offers a unique advantage for investors.

I pay a realtor a very small fee to "manage" my properties. Basically all he does is take service calls and deploy contractors for maintenance if needed. He deals with the "customer service" aspect of PM. I speak only to him and never get involved with the tenants. I do handle all the finance myself, though, (i.e. depositing rent, bookkeeping, preparing leases/contracts, etc.). He does not get into any of that which is why I can pay him so little. He is also starting out and hungry for experience so it's good for him to get to know the PM business.

Upside to this is that if there is a vacancy, he is a realtor and can just list the property on MLS and fill the vacancy fairly quickly.
