What do you bring to a seller's house?

When you meet a seller to buy their house, what strategies or documents do you bring to help them feel comfortable and trust you to get the deal at the kitchen table? I've heard of investors bringing a "credibility" report of themselves to hand them. Others may write out their offer in front of them, etc.

 We generally don't bring anything but a business card, camera, and flashlight. We leave our contracts ready in the car.

Hi Jamie,

Assuming you have spoken to this seller on the phone prior to going to the home, the owner should feel comfortable with you before you show up at the home.  They should already know you are coming to see the home and to expect to do business with you that day. For example,  I may say to the seller before we get off the phone, "Ok mr./mrs seller when we meet on _______ I look forward to writing an offer on your home. Is there any reason why you would not want to accept that offer when we meet on______?"

This does two things.  It will prepare them mentally that they will receive an offer, and most importantly the statement "Is there any reason why you would not want to accept that offer when we meet on______?" will draw out any objections up front before you show up.  Hope this helps.
