need advice on a potential deal probably gone sour.

I was given permission to market a large size property for sale. A potential buyer interested in property called me the next day to inquire about it the day after I marketed it. A couple days later the potential buyer e-mailed me for more specifics. This is all great and all but the only problem is I can't get a hold of original wholesaler for over a month now. I would assume the deal is gone. What should I tell the potential buyer. should I tell him to forget it or maybe another time.
