Just got our LLC set up. Now looking for deals

My wife and I just got our LLC set up. We have spent the last 6 month studying and researching real estate. Now we are eager to do some deals. Right now we are looking into buy and hold and possible flips. We have talked to the bank and there doesn't seem to be too big of a concern for financing. Just will need some help with down payments or maybe other ways of financing. Maybe OPM. I believe we are in a great area for starting out. Especially with buy and holds. Looking for some advice and possible funding.
