Investing without own cash/credit?

Question

There a few R.E. "gurus/real estate groups out there that are offering CASH for real estate deals if you don't have any, i.e. Cameron Dunlap, ProsperUS, and of course the "use our cash" or whatever it's called. It is obviously a great idea for anybody to get into investing, but what I am trying to find out is WHICH OF THESE CO'.s are actually any good?

Thanks everyone for your replies.  What I am trying to find out is HOW best to invest without using one's own cash, be it through paying to join the (John Alexender's $697) or using Cameron Dunlap's course/proof of funds letters etc.  I mean, there is so much garbage out there it's hard to know who to believe.

My question is, why would a money investor only give money based on the deal? Many money lenders do not even like real estate investing so why would they only lend on the deal? Why would someone with no credit be trying to borrow someone else's money? The money lender is mainly concerned about getting his money back and if the deal goes south then how will he get his money back?

many of these are going to actually pan out to be hard money loans (even though they may not be advertised as such) which means they are secured against property you already own, so they aren't risking much.

the kind of companies and people who do these loans aren't chase and citibank. they're a totally different breed. they deal in higher-risk higher-profit loans. the interest is higher because the risk is somewhat higher. they also pride themselves on being able to analyze a deal's potential. if it stinks they won't fund you.

Bottom line you will always have to use someones cash or credit.  Might not be your own but you will have to partner with someone.

I've made money on deals with none of my own cash or credit.  You can use a IRA investor that will fund your deal based on your deal not on your credit.

I think you are talking about transactional funding for double closes?

Or are you talking about Gurus who are selling educational materials on how to invest with no money?
