I got a call from an out of state owner who wants to sell a house in Chicago, IL. He and I both live in the SF Bay Area. I am not familiar with this region so am reaching out to local flippers or buy and hold investors to see if they are interested. The building has two units. top level is a 3/1 the bottom is a studio, there is also a two car detached garage. The upper unit is rented for 770/month but according to the seller that is under market. The bottom unit is vacant. From the description I got, the house will need a full rehab. He is asking for 35K but said that he is willing to negotiate, he is motivated.
