What is the best way to learn how and where to buy cash flow investment properties?  Any gurus or academies you recommend?

I'd start with the free guides under Education up top.  Listen to the podcasts.  Pick a niche and master it.  

Vague statements of 'the best way possible' from low post members who know nothing of your goals or situation should be viewed with great scrutiny @James Lee.
