Looking for experienced agent/investor to work with in Delaware

my wife and I are looking to invest in multi family properties in Delaware. We live in NJ so we want to make sure we do our due dilligence...we don't want to buy a property that looks like it is a good deal on paper and only come to find out that it is located in a war zone. A friend of mine in Wilmington told me a story of a co worker who moved to DE and this is exactly what happened. We need an experienced agent that knows the neighborhoods and trends.
