Rental property and flipping houses

You can find licensed contractors in most any town or city. I know one way is to do a google search or you can find the yellow pages and look for contractors. Do your due diligence on them of course because my folks had a huge problem with a GC they hired to redo their house after some extensive water damage.  I would also go to the local Home Depot or Lowes and ask around because that is where supplies would come from as well and a likely place to find contractors. 

You would also want to network with a realtor because they should have contacts with inspectors and such as well. ONe of the realtors, I have worked with suggested a guy he knew who is a contractor who has done some real nice work and wants to get into flipping. This site also has alot of info that can help you in your search for what to look for when estimating costs in your reno. 

My rule of thumb though is make the kitchen and bathrooms nice and the flooring workable for your tenants. I am no design guy by any stretch but just knowing what is going into the homes that are selling will help make those decisions for you. I realize that I am still a newbie at this but I have been gathering info so hopefully this has helped you out in some way.
