Things I have to do to buy a house???

Question

Newbie house purchaser here.  I'm trying to compile a checklist of the things I need to do to buy a house to determine my all in costs.  Here's a list I have so far and general costs for buying a house in Texas.

1) Who is going to ask for these things from me?

2) how do I go about finding someone to do each of these things for me?  Is my realtor supposed to help or do I google each of these things separately to find someone to do it?

Yes, and if there's a lender involved, the lender will probably do the appraisal.

Get a good realtor and lender and most of your list will be easier to manage. They get paid for helping through this process.

You need to worry about having money for down payment, money for closing costs, paying an inspector/appraisal and homeowner insurance.

A monkey can be trained to buy just any old house off the MLS, and in 2005 that same monkey probably could've qualified for zero down financing too LOL :). Buying a quality house at attractive terms that will be a good long term investment, that's another story ... a story that is too long to be covered in this response but one that is told thousands of times over on this forum if you take the time and effort to educate yourself. That time and effort will be well spent. The first thing to understand is that just because you can buy something, doesn't necessarily mean you should. End of side rant.

I have been trying to compile the same list, and it looks like this is very comprehensive. My question for everybody is what order should all of this be done?

In regards to due diligence is there a certain that you should perform each part of the list?

My .02, make sure his/her recommended home inspector is really good, that's one of the most important steps of the process. once you know your options you can get referrals or research online.
