Looking to fund a home to tear down and re build

Hi , I am looking at purchasing a single family in nyc to tear down for reconstruction purpose, I am thinking to put down 20% Dow payment, rest for mortgage , but how do I fund the reconstruction, which I'm estimating about 300k.. Any advise will be greatly appreciated
