What marketing strategies work best for you?

I am curious to find out what types of marketing strategies people are having success with. Whether it is direct mail, email marketing, web marketing, paid ads, or something else what have you seen success with?

Hi @Taryn Spiller - There is no elixir.  You have to mix it up and touch your audience multiple times.  The rule of thumb is "7 touches" -  That is industry standard on how many times you have to "touch" someone before they buy from you.  Although most investors don't follow that rule for many reasons, it is making a point. Mix it up, send a lot and GoBig..  Can't go fishing without bait.

@Taryn Spiller - I would recommend a mix of social media, referral bonuses to top tenants, paid ads, yard signs, craigslist, and sites like Trulia, Zillow, and Hot Pads. The key is to create a good mix and keep your target audience in mind.

There is a big refinery in my town.  People that work short term jobs there have to take a drug screening.  I give them the drug screenings, and then a sales pitch on renting a furnished house.  Also give them my business card and a fancy pen with my contact info.

In all honesty, all of the above. There really isn't any ONE that is best, though I am partial to direct mail. However, a bit of everything will open up more doors and has the ability to appeal to a wider niche of folks.
