Finding the Average rental price for an area

I am chasing a program or site that may show a properties previous rental history or what the going rate is for that area.

Can someone please point me into the right direction :)

Rents are tracked by MSA federally, check with your local public housing authority as they can tell you what the norm and spread of rents are by bedroom/size. This covers most housing, but not executive homes or high end. 

Just pay attention to what other landlords advertise similar properties for in your market, everything doesn't have to be in a computer program, some things are rather obvious. :)
