Real Estate Investor Duo from Denver

Hello,

My partner and I own two rental properties in the Denver metro area and are hoping to grow our rental property holdings. We would like to start looking for a third, most likely in the Boston Heights neighborhood in Aurora, CO, and are trying to assess the risks and benefits of borrowing for another down payment. 

So far, we've kept steady rental income for our two properties; one purchased in 2014 and one in 2015, although spent a good portion of initial income on repairs.
